Pruett Technology

Pruett Homes specialized in integrating innovative technology into our homes ranging from “smart homes” to environmentally friendly, energy efficient, self-sufficient, sustainable homes.  While this is not always something that interests all our clients, we can integrate this as much or as little as you desire.

Pruett Homes is proud to offer new homes that have earned the ENERGY STAR® label. The ENERGY STAR label means that your new home has been designed and built to standards well above other homes in the market today. It means better quality, better comfort, and better durability. It also means that your new home is a better value for today, and a better investment for tomorrow. The ENERGY STAR label gives you the peace of mind that your home has undergone a better process for inspections, testing, and verification to ensure that it meets strict requirements set by the U.S. Environmental Protection Agency (EPA).

Pruett Process

1. Consultation - We will meet with you one-on-one and discuss your particular needs (Square footage, number of bedrooms/bathrooms, special features, etc.).

2. Budget - Deciding on an optimal budget is one of the most important steps of this process, and in today’s lending markets securing financing for new home construction can be difficult.  We can assist you on determining your budget and securing a location and choosing a design that fits into it.

3. Location - If you do not already have one in mind, we can help you locate a home site.

4. Design - If a custom design is needed, we will begin the drafting process of your custom home.  We will work with you throughout this process to make sure the final design meets with your approval.

5. Construction - We will leverage our 30+ years of experience to create the home of your dreams.

New Construction vs Existing

In today’s housing market, making the choice between building a new home or buying an existing one can be difficult and confusing. We thought we would tackle this issue to make your decision easier.

There is generally one primary reason one would opt to buy an existing home over building a new custom home and that is unsurprisingly price. Furthermore, if a housing market is declining then prospective buyers assume that existing home sellers will be motivated to sell, thus giving them a discount. This certainly is a scenario that has played out in the past but according to recent market data, both the Grand Junction and Denver real estate markets appear stable.

Even in a stable market, the assumption is that building a custom home would incur a premium. In certain situations this can occur, but we have recently reviewed homes that we have built custom and compared them side by side with listing prices of similar existing homes and found that not only was there no custom build premium, we were actually more competitive.
